Mixed-use project consisting of a maximum of 243 residential units, 16,950 sf retail, and two levels of below grade parking.  Also a replacement church in a separate freestanding building for existing congregation, consisting of 29,228 SF.  Public amenities include a pedestrian pass-through linking Wayne Avenue with Bonifant Street.

Comprised of three zones: CBD-1, CBD-0.5, and R-6, the site has frontage on three different streets: Wayne Avenue (a state roadway), Fenton Street, and Bonifant Street.  Challenges included presenting the project’s best face to all three roadways as well as ensuring a compatible relationship with both the adjacent single-family neighborhood and nearby Silver Spring CBD.  Nearby attractions include the new Silver Spring Public Library located directly across Fenton Street that will feature a future station for the Purple Line transit that will traverse Wayne Avenue once constructed.

VIKA provided survey, planning, and engineering starting with initial feasibility and concept design through entitlement that included Project Plan, Preliminary Plan and Site Plan approvals, as well as subsequent amendments to those plans; final engineering and permitting; and construction administration.
