VIKA led the residential rezoning efforts and site design/entitlement process for this former industrially-zoned manufacturing and distribution facility for brick and concrete materials located along Little Falls Parkway in the Westbard Sector Plan. The development includes:

  • 30 Townhomes — with roof-top terraces including outdoor kitchens and fireplaces
  • Expansive park views
  • Access from Little Falls Parkway via new bridge built over the existing Willet Branch Creek
  • Capital Crescent Trail access
  • Park upgrades.

In addition, VIKA provided full entitlement services from rezoning through conceptual design, Preliminary Plan, Site Plan, forest conservation, landscape architecture, final engineering, surveying, and construction administration services.
