Monument Village is a mixed-use development located along US Route 1 near the intersection of Baltimore Avenue and Cherokee Street in College Park, MD. This location has easy access to major highways and public transportation, and close to the University of Maryland.

The property was rezoned from R-55 and C-S-C Zones to M-U-I Zone. It now features 235 apartments and 4,800 SF of retail space with structured parking.

The project required VIKA to coordinate extensively with the surrounding community and the City of College Park Council during the detailed site plan process. In addition, the project was challenged by a storm drain condition in which the outfall is through a paper street beyond Cherokee Street into the existing Paint Branch stream. As a result, VIKA services included outfall restoration to fix the existing blowout of the channel. To accommodate the steep slopes, the outfall channel to the stream was designed with rip-rap, and a plunge pool to dissipate velocities that were the cause of the stream bed erosion.
