Shady Grove Station is a key element of Montgomery County’s Smart Growth Initiative advancing economic priorities and implementing new TOD communities.  A significant piece of this initiative is the redevelopment of a 90-acre industrial park into a transit-oriented, mixed-use development including residential and retail uses:

  • Townhomes — 800
  • Condominium units — 200 units
  • Apartment — 4 buildings/1,100 units
  • Retail — 46,000 SF
  • Office — 150,000 SF
  • Parking — above grade, 1,700 spaces.

VIKA’s services include entitlement planning and design, final engineering, and construction phase services for the west side of development. Specific services included Preliminary Plan; Site Plan; Sediment Control Plan; Forest Conservation Plans; Landscape Architecture Site Development, Design Development, and Construction Documents; for the west side townhouse neighborhood and parks; Storm Water Management Plan; Paving and Storm Drainage Plan; Water and Sewer Plans; Off-Site Roadway Improvement Plans; Record Plats and Construction Stake-out.

This complex project included a mandatory referral for public improvements for the County, transferable development rights, special affordable housing provisions and coordination and permit processing with WMATA, CSX, MNCPPC, MCDPS, and MCDOT.
