ALTA/NSPS Land Title Surveys – It’s Not Just A Survey – Timing is Everything


VIKA has over 37 years of experience in the preparation of ALTA/NSPS Land Title Surveys, for financing, refinancing, development, and/or acquisition purposes.  We have an extensive library of thousands of surveys performed in the District of Columbia, Northern Virginia, and Suburban Maryland.

We’re extremely knowledgeable concerning the required coordination you need and the implementation of the necessary optional Table A items in accordance with the latest ALTA/NSPS requirements effective on February 23, 2016.

We understand the true purpose of an ALTA/NSPS Land Title Survey.  It is needed to not only perform an accurate field run survey of the site that establishes the property line location and title exception/easement locations in relation to the existing site improvements, but specifically to assist the Owner and Lender and support the Title Company in clarifying title issues for accurately issuing title insurance.

Compiling important information regarding exceptions is a critical focus.  We anticipate that the survey may ultimately be used to coordinate with a Land Use Attorney and the Title Insurer to remove title exceptions that no longer encumber the subject property and to understand Developer rights and/or constraints.

VIKA has the unique capability of assisting you in anticipating design constraints associated with future entitlements or by-right site plans and, in addition, prepare a Due Diligence Report with survey-related title issues and recommendations.


VIKA always anticipates that you’re operating under significant time constraints – our surveying project workflow has value-added protocols built into it that ensure that each project makes efficient use of survey field and office work:

  • So that your Attorney and the Title Company can begin to move forward with their initial review — while the final field survey is underway or in advance of completing an ALTA/NSPS survey — we can provide an advanced Title Exhibit based on enhanced GIS/jurisdictional record information that depicts locatable title exceptions, as a separate deliverable.
  • For some jurisdictions, we are able to determine approximate location of old overhead utility lines and often find that we can satisfy the Title Insurer so that those exceptions can be deleted or further clarified.
  • We can provide supplemental underground dry utility investigation and designation which is often valuable information on many surveys.
