4500 East West Highway is the first building built in downtown Bethesda in 12 years, setting a new standard for quality as a LEED Platinum trophy building.
This 330,000-SF redevelopment of the former Bethesda McDonald’s site features:
- 212,000 SF of office space
- 13,700 SF of retail
- 3.5-level below grade parking
- 4,500-SF rooftop terrace overlooking a green roof.
Approximately 20% of the property’s net lot area is public use space and includes a creatively designed public plaza with custom seating elements and landscaping. All sidewalks along street frontages have been improved to the highest standards of the Bethesda CBD Streetscape Plan and public utilities were placed underground adjacent to the property.
With frontage on three roadways (East West Highway, Pearl Street, and Montgomery Avenue), the project involved a great deal of technical coordination and project management to secure the necessary offsite easements and maintain vehicular access to businesses in the immediate area.
In addition, special engineering consideration was required for the design of Pearl Street to ensure full compliance with the Bethesda Sector Plan (including required alignment), the provision of necessary dedications, and conformance with Montgomery County DOT and Maryland SHA design criteria: Montgomery County DPS SWM requirements and M-NCPPC conditions of approval.
