Metropolitan Park is the culmination of a multi-year master planning process between the Developer, Arlington County, and local community associations. The final master plan for the area was approved in 2004. When completed, Metropolitan Park, a 16-acre high-density, master planned urban infill redevelopment project, will feature 8 residential buildings encompassing 3,212 residential units and 100,000 SF of retail.

The complex consists of one 18-story building, one 6-story building, and two 9-story buildings connected by a two-story lift:


VIKA provided entitlement, surveying, planning, and civil engineering services for the development of the Gramercy at Metropolitan Park, an 18-story masonry building with 399 rental apartment units, including 20 affordable housing units, and 11,300 SF of ground floor retail space.

Completed in 2007, the Gramercy was the first of eight phases of Metropolitan Park. Project challenges included:

  • Relocation of the existing Dominion Energy Power electrical service
  • Demolition of existing warehouses on the site
  • Environmental remediation and protection of critical fiber optic lines serving the Pentagon.

Existing overhead lines had to be moved underground into a new duct bank that was designed and installed on Fern Street. In addition, the site had several issues related to the installation of a deep foundation (caisson) system on a site with a relatively high water table.

The Gramercy at Metropolitan Park won the Mid-Atlantic Construction’s 2008 Project of the Year High-Rise Residential Award.


The Millennium at Metropolitan Park is a mixed-use development in Pentagon City with 300 rental apartments, 7,800 SF of retail space and 368 underground parking spaces.

VIKA provided entitlement, surveying, planning, and civil engineering services related to the development of this 18-story mixed-use residential/retail building with an associated underground parking garage on 2.56 acres.

This project required close collaboration with Arlington County staff and citizen groups to facilitate the ultimate approval of the project. VIKA’s services for The Millennium’s development and approval of an Arlington County 4.1 submission included:

The Acadia at Metropolitan Park completed the third phase of Metropolitan Park.  The Acadia is a 19-story, 411-unit residential building with 16,500 SF of ground floor retail space along South Fern Street and the new 12th Street in Pentagon City. An underground garage contains 502 parking spaces.

The Acadia is the first multi-family building in the Pentagon City designed to achieve LEED Silver certification and makes this residential building only the third in the country to achieve the Silver rating.
