Located directly across from Marriott’s Headquarters this redevelopment of a 9-acre parking lot was originally approved for commercially-zoned office space. Through the entitlement amendment process this project has received approval for development into a luxury townhouse community and is now under construction.

VIKA is providing surveying, planning, civil engineering, and landscape architecture services on this project at the leading edge of office park transformations. These services began with the feasibility studies, proceeded through entitlement planning and schematic landscape architectural design, then through final engineering and construction documents, and construction administration.
Public plazas and promenades are designed for ease of circulation with flexible areas for social interaction, strolling, and connections to regional bike lanes, bikeshare station, and a planned Bus Rapid Transit Station on-site. The sustainable design incorporated ESD measures such as rain gardens and bio-filtration to capture and filter stormwater on site, a native plant palette comprising of species from the Mid-Atlantic region, and locally sourced materials.
