VIKA is providing planning, surveying, and civil engineering services related to the rezoning application to transform the 40-acre Westgate Office Park in Tysons into an 8.5-million SF mixed-use development called Scotts Run Station.
Initial development plans include approximately:
- 9 office buildings
- 7 multi-family residential buildings totaling 3.1 million SF that will accommodate 4,900 residents
- 1 hotel
- 140,000 SF of retail space.
This new community will also include Scotts Run Stream Valley Park, which is the focal point of this major redevelopment. The plan includes new pedestrian- and biker-friendly streets. It will also feature a highly sustainable site, landscape architecture, and stormwater design.
Consistent with Fairfax County’s Comprehensive Plan, this redevelopment will become a major linear urban park with a trail system that benefits current and future residents and office workers, while connecting to other parts of Tysons. Important aspects of this project are the revitalization and enhancement of the park including:
- Elevated walkways
- Stream restoration
- Addition of public open spaces.
Scotts Run is the winner of the 2015 National American Planning Association (APA) Sustainability Division Award for Sustainable Urban Design Project. The project also won the 2013 NAIOP Best Master Plan Award of Excellence.
