VIKA provided planning, surveying, and engineering services for Towers Crescent, a six-building, mixed-use, urban community, located in the heart of Tysons Corner.
This innovative in-fill development includes:
- More than 1 million SF of office space
- 1,000 apartments
- Restaurants and retail shops set in an urban landscape with fountains, pocket parks, and open plaza areas with cafes
Towers Crescent is directly connected to Tysons Corner Center (the largest shopping mall in the Metropolitan DC area), a Metro Station, and is easily accessible from the 495 Hot Lanes.
Towers Crescent was one of only two business sites designated “Best Workplaces for Commuters” for 2012 by the Fairfax County Department of Transportation.
VIKA provided final site engineering for three buildings: 8010 and 8020 Towers Crescent Drive (Buildings B and C), and 1850 Towers Crescent Plaza (Building F). 8010 Towers Crescent is a 5-story, 93,300 SF office building with first-floor retail, while 8020 is a 9-story, 195,000 SF office building with first-floor retail. 1850 Towers Crescent Plaza is a 13-story, 295,000 SF office building with first-floor retail.
VIKA services included surveying and civil engineering services related to the pedestrian bridge connecting 1850 Towers Crescent Plaza to Tysons Corner Center. Our services also included an impact study for Hot Lanes accessibility.
VIKA also performed an analysis of approximately 2,500 linear feet of sanitary sewer to determine the capacity of the existing sewer to serve the proposed Towers Crescent and Tysons Corner Center rezoning projects. The analysis consisted of taking anticipated flows from the proposed development, along with measured flow data provided by the local jurisdiction, and generating a model that included use, peak flow, peak flow factors, and flow durations to generate a realistic forecast of the demands on the existing sanitary sewer system. In addition, we made recommendations with regard to monitoring the existing sanitary sewer system as development occurred to determine if any upgrades may be required.
VIKA received the 2007 Fairfax County Land Conservation Award for Outstanding Engineering Firm for the design of the Towers Crescent Phase III Building “F”—1850 Towers Crescent Plaza. In addition, 1850 Towers Crescent Plaza was also awarded the 2009 NAIOP Northern Virginia Award for Excellence—Best Building, 8 Stories and above.
