Ballston One Office-to-Multifamily Groundbreaking

Press Release

Arlington, VA – On November 2, VIKA participated in the groundbreaking for Ballston One. The project will redevelop a 240,000-sf office building into a seven-story, 328-unit residential community.

This transformative redevelopment of the existing office property at 4601 N. Fairfax Drive in Arlington, Virginia is a key component of the Rosslyn-Ballston Corridor as a live-work-play destination. The project will be the gateway to the neighborhood and provide access to nearby retail and shared use path connections to trails and parks.

VIKA’s arborists helped the project achieve nearly 16% tree canopy coverage, exceeding Arlington County’s 10% requirement.

“Arlington’s strength has been our ability to adapt to what's next,” said Matt de Ferranti, Arlington County Board Chair. “[This project] will replace an obsolete office building with hundreds of much-needed housing units in a transit-rich location.”
