Transforming Underutilized Sites into Thriving Communities


At projects like ArtSpace Silver Spring, we were challenged with converting a former police station into a vibrant, residential area with a community focus. Landscape design took a front seat on this project which features an exquisite outdoor space meant to enhance engagement and bring community members together. Designed as a canvas for artists to showcase their work and customize over time, as well as incorporate an ADA accessible ramp for a central amphitheater and public plaza to support performances, events, and everyday gathering. This property has now become an active destination that supports the surrounding community.
Additionally, we also have projects like Bloom Montgomery Village, which was a redevelopment of a former golf course. This site presented an opportunity to transform an unused property which once required numerous fertilizers, pest controls, and a mono-culture of lawn into a more sustainable and community-focused environment. More than 60 acres of the 147-acre site are being restored as forest and floodplain, establishing an environmental framework that guides the design. Once the open space was established and site layout completed, neighborhoods of townhomes and detached homes were integrated into the existing Montgomery Village community, supported by walking paths, playgrounds, open lawn areas, and landscaped buffers. At the heart of the site, playgrounds, dog runs, and a community garden are connected by a trail system that winds through natural stream and landscaped areas, completing the transformation into a place that supports both environmental restoration and everyday community life.
Design that Impacts Everyday Life


Not every project begins with an empty lot, as is often the case for mixed-use developments within well-established urban areas. These projects require spaces that feel natural and inviting from the start without interruption to daily activity. Careful planning is needed to ensure there is seamless integration.
For projects such as Pike & Rose and Twinbrook Quarter, for example, landscape architecture plays a critical role in shaping these public spaces. Streetscapes, plazas, and pedestrian walkways are designed to guide movement, encourage exploration, and support a variety of uses, from outdoor dining to general gathering.
Successful mixed-use developments require thoughtful and deliberate decision making in their design as this dictates how the community navigates the site, how they gather, and how the environment changes with the seasons, all while remaining visually appealing. Our landscape architects take influence from every element in and around the project, including the materials, the architecture, native plantings, and the needs of the community, leading to a result that feels intentional, well-integrated, and natural.
