The $100 million project aims to address the critical need for workforce housing and accessible childcare in Arlington County while modernizing one of Goodwill’s most productive retail locations. Once completed, the six-story building will feature a brand-new 25,000-square-foot Goodwill retail store and donation center on the ground floors, topped by 128 units of deeply affordable housing.

The 128 apartments will be reserved for low income to moderate income individuals and families. Additionally, the onsite childcare center will provide high-quality early childhood education, with a significant portion of slots prioritized for the children of Goodwill employees and residents of the building.
Through a coordinated, multidisciplinary approach, VIKA worked closely with the project team from early planning and entitlement efforts through design and approvals to help move the project into construction. VIKA provided civil engineering and site design, planning and entitlement, transportation, surveying, landscape architecture and dry utility engineering services, helping to create a cohesive and functional development that supports both the project vision and the surrounding community.
Construction is expected to last approximately two years.The new Goodwill store is slated to open in early 2027, with the residentialunits and childcare center following in 2028.
