The Ballston Macy’s Redevelopment is a mixed-use urban infill project repositioning a former department store site within Arlington County’s Ballston-Rosslyn corridor.

The redevelopment supports the County’s vision for a more walkable, transit-oriented, and mixed-use urban environment by introducing a higher-density development program in a location served by regional transit, infrastructure, and amenities.

The project required careful coordination with Arlington County and multiple reviewing agencies to address zoning, land use, transportation, utilities, stormwater management, and urban design considerations. VIKA supported the project through the entitlement and site plan review process, navigating complex regulatory requirements associated with redevelopment in a highly developed, transit-oriented setting.

The Ballston Macy’s Redevelopment reflects the successful transformation of an underutilized retail property into a higher-intensity, urban development and demonstrates our ability to support complex redevelopment projects in established urban jurisdictions
