Reinvention of an obsolete 1980s office building into luxury apartment living

CityHouse Old Town preserves the original building’s historic presence in the heart of Alexandria’s desirable Old Town neighborhood while introducing modern residential living spaces and amenities above new ground-floor retail and office uses. Developed by American Real Estate Partners, the transformation of the once-vacant 200,000-square-foot structure into 200 apartment homes exemplifies the successful adaptive reuse of underutilized urban space.

A critical component of this redevelopment involved overcoming complex dry utility challenges associated with converting an aging office building to high-density residential use within a constrained urban setting. VIKA coordinated the installation of one new 750kVA 120/208V transformer, replacement of the existing 2,500kVA 277/480V transformer, and replacement of an existing Dominion Energy pad mounted switch to provide new, reliable, service that meets current Dominion Energy standards.
