Prominent Former Key Bridge Marriott Site Being Redeveloped

The proposed Potomac Overlook plan features a network of publicly accessible green spaces, pathways, seating, and public art, with view corridors of the Potomac River, National Park Service land, the U.S. Capitol, and Georgetown. A series of thoughtfully spaced tall slender buildings will provide approximately 1,775 residential units across five buildings along with a 200-room hotel.

VIKA is delivering comprehensive site services including planning, civil engineering, transportation, landscape architecture, dry utilities engineering, subsurface utility engineering, and surveying. The first step towards the project’s zoning review occurred with an application filed on December 22,2025 with Arlington County.
