This transformative mixed-income residential redevelopment renovates 1,334 apartment homes at the core of the original Barcroft neighborhood while adding new mixed-use developments along the Columbia Pike frontage, blending affordable and market-rate units to support inclusive growth.
The 60-acre site contains historic structures, notable trees, several natural preserve areas, and undocumented subsurface conditions that date to the original 1939 construction, all necessitating detailed investigation to understand the complex, interconnected site conditions. By providing comprehensive landscape architecture, civil engineering, subsurface utility engineering, transportation planning, dry utility engineering, and surveying across all parcels and phases of this project, VIKA ensures consistent site information and decision-making is applied throughout planning, design and construction for the entire community.
The redeveloped Barcroft will have a cohesive landscape and site design that emphasizes community integration, multi-model transportation, and green spaces, with upgrades to infrastructure, accessibility, and energy efficiency throughout the site. Biophilic walkways will enrich existing pathways with lighting, benches and landscaped shrubs and use a consistent design language to unite individual parcels into a neighborhood. Proposed connectivity improvements will provide safe, efficient access for pedestrians, bicyclists, transit users, and vehicles. Stabilization of sloping portions of the site have improved safety and stormwater management.
