The Barcroft project reimagines one of the region’s most significant affordable housing communities, preserving long-term affordability while introducing modern amenities and sustainable design elements, and creating a more connected neighborhood environment.

This transformative mixed-income residential redevelopment renovates1,334 apartment homes at the core of the original Barcroft neighborhood while adding new mixed-use developments along the Columbia Pike frontage, blending affordable and market-rate units to support inclusive growth.

By providing comprehensive landscape architecture, transportation planning, civil engineering, subsurface utility engineering, dry utility engineering, and surveying across all parcels and phases of this project, VIKA is helping ensure consistent implementation of the vision for the entire community. The redeveloped Barcroft will have a cohesive design that emphasizes community integration, multi-model transportation, and green spaces, with upgrades to infrastructure, accessibility, and energy efficiency throughout the site.

The 60-acre site contains historic structures, notable trees, several natural preserve areas, and undocumented subsurface conditions that date to the original 1939 construction, all necessitating detailed investigation to understand the complex, interconnected site conditions. This ongoing effort informs decisions made during the planning, design and construction phases.
