Located in the desirable Oakton neighborhood of Fairfax County, the adjoining Three Flint Hill, Redwood Plaza, and Flint Hill Office Park properties were underperforming resources due to shifts in the office market. Redevelopment plans will convert the parcels to residential use, providing much-needed housing and enhancing the surrounding area with a vibrant new community and dedicated open space.

While the three properties are being developed independently, VIKA has enabled an interconnected vision across the sites as the planning and engineering firm for each developer. A wide shared-use path through two of the parcels connects out to existing county trails while walking and vehicular circulation joins individual neighborhoods and allows efficient access to nearby transportation nodes, recreation facilities, and schools. Nearly 5 acres of open spaces across all properties provide a complementary variety of options from fitness-oriented to play areas to community gathering.

Multi-model transportation upgrades include an 8-footsidewalk along a key periphery road, new crosswalks with high-visibility safety features and median refuges, a Capital Bikeshare station, and improved sidewalks. The result will be safe and realistic ways to walk, bike and connect with transit throughout the community and to surrounding retail and parks.

Together providing a new gateway to Oakton, each property is a unique mix of housing types that address the area’s need for greater residential variety:       

• Redwood Plaza: 196 attached townhomes on 12-acre site
• Flint Hill Office Park: 186 triplexes and 88 single-family attached townhouses on 15-acre site
• Three Flint Hill: 116 stacked townhomes and 23 townhouses on 7-acre site with a planned small commercial area
